According to the Frisco Chamber of Commerce, demand for office space in the city currently exceeds 3 million square feet, yet only about 35,000 square feet remains available across the entire market. That gap, roughly 85 square feet of demand chasing every one square foot of supply, is reshaping how developers, brokers, and corporate tenants think about Frisco TX and the broader North Texas corridor.
Into that vacuum steps Frisco Station, the 242-acre mixed-use development anchored along the Dallas North Tollway between Warren Parkway and John Hickman Parkway in Frisco's North Platinum Corridor. This week the Frisco Station Partnership announced it has selected Thirty-Four Commercial, a boutique Dallas-based brokerage firm, as the new office leasing agent for the sprawling development. The move signals that the partnership, composed of Hillwood, VanTrust Real Estate, and The Rudman Partnership, is preparing to accelerate into what Local Profile described as its biggest growth phase yet.
Three Million Square Feet and a Vision for the Towers District
The ambition at Frisco Station is not incremental. Updated plans for the development's Towers District, first unveiled in 2024, have expanded to include up to 3 million square feet of Class AA office space. The buildout will pair that corporate square footage with hospitality, dining, and entertainment offerings specifically designed to support future tenants and their employees, creating a live-work-play environment that competes directly with the most polished campuses in the DFW metroplex.
The project already has real infrastructure behind the vision. The Offices One, Two, and Three collectively offer 700,000 square feet of fully amenitized Class A office space in the development's southwest quadrant. A 30-acre park and trail system threads through the campus and connects residents and workers to Frisco's regional hiking and biking network. Three hotels, including the Canopy by Hilton Dallas Frisco Station, the AC Hotel Dallas Frisco, and the Residence Inn Dallas Frisco, sit on-site, giving visiting clients and relocating teams a place to land immediately.
Leasing Surge Points to Growing Corporate Confidence
The appointment of Thirty-Four Commercial follows a burst of leasing activity that has pushed Frisco Station's office portfolio to roughly 50 percent occupied. The Offices Three alone secured nearly 50,000 square feet in new deals earlier this spring, including a 26,254-square-foot commitment from architecture and engineering firm Parkhill on Level 5. Parkhill's Frisco location will be the firm's second presence in the Dallas-Fort Worth area. Financial services firm Raymond James and building materials company Ash Grove also signed leases at The Offices Three, adding to a tenant roster that spans professional services, finance, and design.
The development also introduced 12,000 square feet of move-in-ready spec suites, a practical signal that the partnership is targeting smaller firms and fast-moving tenants who cannot wait months for a custom build-out. That flexibility matters in a market where supply has all but evaporated.

Collin County has been growing faster than any other county in North Texas, adding more than 64,700 residents in a single year according to estimates from the North Central Texas Council of Governments. That population engine is feeding the corporate demand, as companies following their talent pipelines increasingly look north of Dallas rather than deeper into the urban core.
Health District Breaks Ground, Adding a New Dimension
Frisco Station's growth is not limited to traditional corporate tenants. Cambridge Holdings recently broke ground on the development's first dedicated medical office building, formally launching what the partnership is calling the Health and Wellness District. That addition broadens the development's appeal beyond law firms and tech teams, pointing toward healthcare providers, life sciences support services, and wellness operators who are quietly becoming some of the most active office tenants in Collin County.
The four residential communities already operating within Frisco Station give the medical district a built-in patient and employee base from day one, a selling point that few competing campuses along the Dallas North Tollway can match.

Frisco rarely slows down, but even by this city's standards, the office squeeze is worth paying attention to. When the gap between office demand and available supply reaches 85-to-1, it is not a blip. It is a structural shortage, and the decisions made right now at Frisco Station will shape where tens of thousands of North Texas workers spend their days for the next two decades. The combination of a new leasing agent, fresh spec suites, an expanding Towers District, and a medical campus breaking ground suggests that the partnership sees a window and intends to move through it fast. For residents of Frisco, McKinney, The Colony, Little Elm, and the rest of Collin County who already sit in traffic on the Tollway every morning, more corporate density in this corridor will bring both opportunity and challenge.
